Terms of service

The rules for using Baytak — please read them before you list a property or make an offer on one. Last updated 24 August 2026.

1. Agreement to these terms

By creating an account, browsing listings, or contacting a lister through Baytak, you agree to these Terms of Service and to our Privacy Policy. If you do not agree, please do not use the platform.

These terms apply to everyone who uses Baytak — buyers, tenants, individual owners, agents and agencies alike.

2. What Baytak is — and is not

Baytak is an online marketplace for property listings on the Red Sea coast of Egypt. We connect people looking for property with owners, agents and agencies who have property to sell or rent.

We are not a real estate broker, a party to any sale or tenancy, an escrow agent, or a law firm. We do not hold funds, negotiate on anyone's behalf, or draft contracts.

Our team reviews listings for plausibility and completeness before they go live, but this review is not a guarantee of ownership, legal status, or accuracy — see "Verify before you pay" below.

3. Accounts

  • You must be at least 18 years old to create an account.
  • The information you give us — name, phone number, email — must be accurate and kept up to date.
  • One account per person or business. Do not create a new account to evade a suspension.
  • You are responsible for anything that happens under your account, including from a shared device. Tell us immediately if you believe your account has been compromised.
  • Browsing listings and contacting a lister on WhatsApp does not require an account.

4. Listing a property

Listing is currently free. We may introduce paid placements or subscriptions in future; if we do, we will tell existing listers in advance and nothing already published will be retroactively charged.

Every listing goes through review by our team before it appears in search. We check that photos plausibly show the property, that price and location are consistent, and that ownership type and registration status are stated. We may reject or unpublish a listing at any time, with a reason, if it does not meet our Content Policy.

  • You must own the property or be authorised by the owner to market it.
  • Photos must be of the actual unit being listed — not a showroom, a different unit in the same building, or a developer's marketing render presented as the finished property.
  • The asking price must be one you are genuinely willing to accept.
  • You must state ownership type and registration status accurately.
  • We periodically ask listers to confirm a property is still available; a listing that is not reconfirmed is removed from search.

5. Verify before you pay

Baytak does not verify title deeds, resolve ownership disputes, or guarantee that a lister has the right to sell or let a property. Before you pay any money or sign any document, you must independently verify ownership, registration status and every contractual term — normally with your own lawyer.

We are not liable for any loss arising from a transaction between users, including misrepresentation by a lister.

6. Acceptable use

  • Do not scrape, copy or republish listings or user data from Baytak without our written permission.
  • Do not use the platform to send unsolicited commercial messages to other users.
  • Do not attempt to bypass our moderation, verification or rate-limiting systems.
  • Do not post discriminatory, fraudulent, or misleading content.
  • Do not impersonate another person or business.

7. Content you provide

You keep ownership of the photos, descriptions and other content you upload. By publishing a listing, you grant Baytak a non-exclusive, worldwide licence to host, display, resize and distribute that content on Baytak and in our marketing, for as long as the listing — or a reasonable archival period after it is removed — requires.

You are responsible for making sure you have the right to upload and share everything in your listing.

8. Suspension and termination

We may suspend or remove a listing, or suspend or close an account, if we reasonably believe these Terms, our Content Policy, or the law have been broken. Where practical, we will tell you why.

You may close your account at any time from your dashboard or by contacting us. Some records are retained after closure where the law requires it — see our Privacy Policy.

9. Disclaimers and limitation of liability

Baytak is provided "as is." We do not guarantee that the platform will be uninterrupted or error-free, or that any listing is accurate, current, or still available.

To the fullest extent permitted by Egyptian law, Baytak is not liable for indirect, incidental or consequential losses arising from your use of the platform, or from a transaction you enter into with another user.

10. Governing law

These Terms are governed by the laws of the Arab Republic of Egypt. Any dispute that cannot be resolved directly between the parties is subject to the exclusive jurisdiction of the competent courts of Egypt.

11. Changes to these terms

We may update these Terms as the platform changes. We will post the new version here with an updated date, and for material changes we will make reasonable efforts to notify account holders directly.
